Essential

Entry commercial builds, around $30/sq ft

For lower-traffic amenity rooms in multifamily and hotels where durability matters more than premium feel. Quality commercial-grade cardio and strength, professional install, and a clean layout — without the flagship price tag.

Signature

Our most-requested build, around $55/sq ft

Mid-grade commercial equipment with a balanced cardio-to-strength mix. The right tier for most apartment communities, hotel fitness centers, corporate wellness rooms, and boutique gyms that want a serious facility without overbuilding.

Flagship

Premium full-service builds, around $95/sq ft

For high-traffic, full-service facilities where members expect top-tier brands and the gym is a competitive differentiator. Strength rigs, premium cardio, flooring, and accessories specified to handle continuous use.

Frequently asked questions

How much does it cost to build a commercial gym?

For a fully equipped commercial gym, budget roughly $30 to $95 per square foot depending on tier. A 1,200 sq ft multifamily amenity room runs about $36,000 to $115,000 fully equipped. A 3,000 sq ft full-service fitness center is closer to $90,000 to $285,000. Use the calculator above to estimate your specific square footage and tier.

How big does an amenity gym need to be?

Industry rules of thumb: multifamily plans for about 10 sq ft per unit (a 120-unit building gets a roughly 1,200 sq ft fitness room). Hotels plan for 4 to 8 sq ft per room. Corporate wellness centers plan for 5 to 10 sq ft per employee, depending on expected utilization. Below 400 to 500 sq ft you'll struggle to fit a meaningful equipment mix without crowding.

What equipment should a 1,000–1,500 sq ft amenity gym include?

A balanced 1,200 sq ft amenity gym typically includes 3 to 5 cardio pieces (treadmills, ellipticals, an upright or recumbent bike), 3 to 4 selectorized strength stations, a functional trainer or cable column, dumbbells from 5 to 50 lbs, a flat/incline bench, and rubber flooring throughout. The exact mix depends on your vertical — corporate skews more cardio, multifamily skews more strength.

Do I need a commercial dealer or can I buy direct?

Most commercial manufacturers (Body-Solid, Muscle D, Matrix, Life Fitness, and others) only sell through authorized commercial dealers — direct retail buyers don't get the same pricing, warranty terms, or freight coordination. We're authorized for 50+ commercial brands, which means you get manufacturer warranty, a single point of contact, and coordinated install for the whole package instead of managing 5 vendors yourself.

What's included in the install/freight portion of the budget?

Install, freight, and design typically run 13 to 18% of the project total. That covers LTL freight to your site, liftgate delivery where needed, on-site assembly and placement, anchoring of selectorized equipment, install of rubber flooring, and post-install walkthrough. Site-specific costs like electrical upgrades, sub-flooring, or HVAC modifications are quoted separately.

How long does a commercial gym build take?

From signed quote to operational gym, plan on 6 to 12 weeks. Lead times vary by manufacturer — most commercial brands ship in 3 to 6 weeks, with premium brands closer to 8 to 10. Install itself is 2 to 5 days depending on size and tier. We'll give you a firm timeline with the quote so it aligns with your construction or amenity renovation schedule.

Do you work with developers in pre-construction?

Yes. We work with multifamily developers, GCs, and architects in pre-construction to spec the fitness room before drywall, including layout drawings, equipment cut sheets, electrical and structural requirements, and budget options across all three tiers. Engaging early prevents the common problem of an undersized panel or a room shape that won't fit the equipment you want.

Can you match or beat manufacturer-direct pricing?

For authorized commercial brands, dealer pricing is the manufacturer's pricing — there's no "direct" channel that's cheaper. Where we add value is on package pricing across multiple brands, freight consolidation, install coordination, and flexible payment terms for projects over $25,000. Request a quote and we'll show you the full project economics.
